01The condition

Referrals and tender lists are not a pipeline.

They're excellent, right up until the quarter they go quiet. Meanwhile the groups actually commissioning fitouts are reachable months earlier than the tender, and in my conversations with them almost nobody in this trade has made the approach.

Cordell and BCI both track Australian projects from the concept stage onward, and their own published definitions say so. I am not going to tell you they cannot see this work. The gap is not visibility, it is what happens next. A database row tells you a project exists. It does not tell you what the board actually resolved, how the members voted, whether the CEO is under pressure to move before the consent lapses, or which of the names on that row is the one who lets the fitout package. Built from planning determinations, members' resolutions, annual reports and company announcements. Contact names are withheld here for obvious reasons. One firm per city, per segment — and the subscription is what holds it.

While you hold the Living Map or the retainer for your territory and sector, I will not work for a competing firm there. Not a map, not a meeting, nothing. It is not a sales tactic — I cannot approach the same club on behalf of two rivals, so a territory genuinely closes when it is taken, and it reopens the day its holder stops subscribing. I've spent twenty years in commercial sales and business development, and I already work inside the Australian construction supply chain — on architectural lighting specification with architects, interior designers and builders across New South Wales, Victoria and Queensland.

That's the reason this works. I know the difference between a shopfit rollout and a base build tender, I know how a package gets awarded, and the outreach reflects it. You will be dealing with me directly, not an account manager.
